Specification checklist

Confirm clear internal eaves height, the number and type of loading doors (level access or dock), yard depth for HGV turning, three-phase power capacity, floor loading limits and how much of the space is office or mezzanine rather than usable warehouse.

Rent per sq ft moves with size band

Small trade-counter and multi-let estate units carry a higher rate per sq ft than big-box distribution space. Where a mezzanine is already installed, check whether it is included in the quoted area and whether it is rated.

Industrial leases are usually full repairing. Roofs, cladding and yard surfaces are the expensive items at lease end, so agree a photographic schedule of condition at the start to cap what you can be asked to put right.

What eaves height do I need?

Light industrial and trade units typically have 4–6m clear internal height, mid-box distribution 8–12m, and modern big-box logistics 12–18m to allow high-bay racking. Racking layout, not just pallet count, should drive the number you look for.

What is the difference between level access and dock loading?

Level access doors open onto the yard at floor level, which suits vans and forklifts. Dock levellers sit at trailer bed height for HGV loading. Many operations need both.

Is B8 storage the same as B2 industrial?

No. B8 covers storage and distribution, while B2 is general industrial including processes that create noise, fumes or vibration. Check the existing consent covers what you intend to do before committing.

Can I buy an industrial unit through my pension?

UK commercial property, including industrial units, can be held in a SIPP or SSAS, and owner-occupiers often use this to pay rent into their own pension. The rules on borrowing and connected-party rent are strict, so take regulated advice.
