What counts as a qualified lead
- A real person in your operating area who has asked to speak to an agent about selling or letting — not a browsing buyer or renter.
- Contact details are verified before the lead is charged: email confirmed by click, mobile confirmed by one-time code.
- Verified leads (£25 + VAT) are shared with no more than 3 agents. Exclusive leads (£45 + VAT) go to your branch only, and we tell you which you are receiving before you accept it.
- Address is checked against your registered coverage area, so out-of-area leads are never billed.
- You have 14 days to reject a lead. Duplicates, fake or unreachable contacts, out-of-area addresses and anyone who says they didn't request contact are credited in full, no questions asked.
- Rejected leads are credited back to your account within 2 working days and never count towards a monthly minimum, because there isn't one.
Published inventory limits
- Homepage: 12 property slots, rotated. Premium Property upgrades enter the rotation for their 28-day window; if the queue is full, the slot starts when one frees up and we tell you the date.
- Newsletter: 8 property slots per send, allocated in order of purchase.
- Featured Local Agent: maximum 3 branches per area, rotated evenly.
- Premium local sponsorship: 1 branch per area at any time.
- Featured Property upgrades are not capped — they sit at the top of relevant search results, which is unlimited inventory.

Reject the lead from your Pro inbox within 14 days and pick a reason. Nothing to email, no minimum monthly spend, no clawback of credits already issued.
Approved credits are returned to your account within 2 working days as lead credit, or refunded to your card on request if you cancel.
