Buyer incentives are offers made by developers or sellers to make a purchase easier or better value. They can reduce your upfront costs, cover moving expenses or add value to the home itself. What is a buyer incentive?

A buyer incentive is anything of value offered alongside the property to encourage a sale — such as stamp duty paid, a deposit contribution, part exchange, free flooring and appliances, or help with legal and moving costs.

Do incentives affect my mortgage?

They can. Lenders usually need to know about cash incentives, and many cap them at around 5% of the purchase price. Your solicitor discloses incentives to the lender, and the valuation may be adjusted. Speak to your broker before agreeing terms.

Are incentives only on new-build homes?

No. Incentives are most common on new-build developments, but resale sellers sometimes offer them too — for example including furniture, covering legal fees or agreeing to a price reduction for a fast, chain-free purchase.

Is an incentive better than a price reduction?

It depends. A price reduction lowers your mortgage, stamp duty and long-term interest. An incentive helps with upfront costs instead. Compare the cash value of the offer against an equivalent discount before deciding.
