Legal essentials
- EPC of at least C from 2028 (proposed)
- Annual gas safety certificate
- 5-yearly electrical (EICR) check
- Right-to-rent checks on every adult tenant
- Smoke alarm on every floor, CO alarm in every room with a fossil-fuel appliance
Deposits & tenancy
Protect the deposit within 30 days. Use an AST (assured shorthold tenancy) — you'll need to move to a periodic tenancy after the initial fixed term.
